Dennis Cisterna, Founder & CEO

Dennis is the founder and Chief Executive Officer of Guardian Residential and guides the firm's investment strategy and growth. One of the most well-known executives in the SFR investment sector, he previously served as the CEO of Investability Solutions, a vertically-integrated service provider to institutional real estate investors. Prior to joining Investability, Dennis served as Managing Director of FirstKey Lending, a portfolio company of Cerberus Capital Management, where he was a part of the executive team that completed the first ever multi-borrower securitization in the SFR rental sector & led their origination team to more than $600 million in closed loans in less than two years. 

Dennis has held a wide variety of management positions within the real estate investment and development sectors including key roles at notable firms such as Johnson Capital, Lennar, and Toll Brothers. Throughout his career, he has completed more than $3 billion worth of real estate transactions across the U.S. and Europe.

A requested speaker at economic and real estate conferences across the nation, Dennis also serves as a monthly contributor for U.S. News & World Report and previously hosted The Investability Podcast. He was also named one of HousingWire’s Rising Stars of 2017. He currently serves as a member of the National Rental Home Council, the Urban Land Institute, and the National Association of Home Builders. Dennis received his B.A. in Political Science from San Diego State University.

Andrew Broeren, COO

Andrew Broeren is the Chief Operating Officer at Guardian Residential. Andrew has founded and invested in several companies involved in design, renovation, construction, and technology relating to commercial and residential properties. He has acquired, renovated and sold over 400 homes located in several states ranging from high yield investments to luxury residential developments. 

Prior to moving to the USA in 2009, Andrew was the Managing Director of a property investment company in London dedicated to acquisitions, sales and leasing of large developments involving hundreds of residential units. He was also previously the Head of Structured Finance for Southern Europe at HSBC Bank covering origination, structuring and deal execution for all structured asset classes in that region. Most notably Andrew structured the largest fully funded collaterized loan obligation to date from the banks corporate balance sheet equivalent to $2 billion of corporate debt.

Prior to HSBC, Andrew was an Associate Director at Standard & Poor’s Rating Agency in both Melbourne and then London where he gained extensive experience in credit analysis, property valuation and risk assessment. Andrew previously practiced Corporate & Insolvency Law, having received degrees in both Law and Economics from Monash University, and a Graduate Diploma in Applied Finance & Investment from The Securities Institute of Australia.

Daniel Hillman, VP, Research

Daniel Hillman serves as Vice President of Research for Guardian SFR. He has more than fifteen years of experience in finance and investment management, working for notable firms such as UBS, Stanford Capital Management, and Prima Capital. As VP of Research, Daniel is responsible for overseeing market and project level due diligence for all investment opportunities at Guardian. Daniel utilizes a proprietary process to collect and interpret a variety of macroeconomic, local market, and policy data to guide the investment decision making process. He also is an expert in building efficiency and renewable energy from his time working as a policy researcher in the public sector at the Department of Energy’s National Renewable Energy Laboratory. Daniel graduated with a Master in Applied Science from the University of Denver and received his Bachelor Degree in Economics from Texas A&M University.
