Similar to our Fund I, this is the acquisition of 15 model homes across several states in a sale-leaseback transaction from one of the largest private homebuilders in the nation. We will purchasing these assets 10% below fair market value with lease terms varying from 18-36 months at a 9% cap rate on a NNN lease. We project a 15% annual return over a three-year hold period.
Tampa SFR New Construction Rental Community
A 51-unit SFR rental community in the Tampa metro area being acquired from a publicly traded homebuilder. We will be purchasing these assets at 10% below fair market value and project a 20.2% IRR over a five-year hold period.
